How we calculate these numbers
- Computed daily from the asking prices of live listings on ejarat: the advertised price ÷ the area stated in the ad, in EGP per m².
- We show the median — the middle listing — not the arithmetic mean, so a few extreme ads can't drag the number. "Most rents" is the middle half of listings (25th–75th percentile).
- The top and bottom 1% of prices per m² are excluded as likely errors, and an area needs at least 5 comparable listings before we show any number.
- Comparisons match the listing's category and rental term, and — when the ad states it — its furnished status, since furnished and unfurnished homes rent at very different rates.
- Not taken into account: floor, finishing quality, view, exact street, number of bedrooms, and payment terms. Two homes with the same price per m² can still differ a lot.
- These are asking prices, not signed contracts. For imported ads the area is read from the ad text, so ads that don't state an area are not counted.
Medians are computed from asking prices on live listings; they describe the market, not any single home.
